Lualdi Advisors has launched CITIZEN API alongside REALIST API. Both were built on the same principle: a number that used to require opening a console, or commissioning a market study, is now available to any system that already holds an address, on demand, without a person in the loop.

REALIST API and CITIZEN API answer two different questions that every real estate decision actually depends on, and neither one answers the other's.

Neither is a data feed. Both return the firm's analysis of underlying market and property data, not the raw material itself. And neither is investment advice, a verdict score and a market read are inputs to a decision, not the decision.

How they compose

The two APIs are not simply bundled together. REALIST API's own verdict score depends on CITIZEN API's infrastructure to work at all.

CITIZEN tells a system what a market is doing. REALIST tells it what a specific property inside that market is worth. A portfolio system, an acquisition screen, or an internal research tool can call either independently, or call both and get the deal alongside the context that makes the deal defensible.

What CITIZEN API returns

CITIZEN API resolves to the same schema and the same query pattern at every geography, MSA, county, submarket, or ZIP code, whether the market in question is a major metro or a single ZIP inside it.

The going rate by geography and asset type, and which way it has been moving, the reference point for whether a rent roll or an asking price reads like the market or reads like an outlier.

Where cap rates actually sit for a given asset class, in a given submarket, right now, the band a price has to clear to look defensible, rather than a national average describing nowhere in particular.

What is permitted and already under construction, by geography, the supply that is committed and will arrive whether or not the market has priced it in yet.

Availability
