REALIST already tells an operator what a property is really worth before they sign an LOI. REALIST API puts that same answer one call away — for the origination pipeline, the portfolio system, or the internal tool that reaches a property before an analyst does.
Lualdi Advisors has presented REALIST API, a programmatic interface to the underwriting engine behind REALIST's browser console. The console already opens a property already underwritten — NOI, cap-rate sweep, financing stress, design uplift, and a composite verdict score, all computed from conservative defaults and editable on screen. REALIST API returns that same output to any system that calls it, for any property it already holds an address for.
What it returns
The API surfaces the same four levers the console has always exposed — nothing new is being modeled, and nothing about the underlying method changes. What changes is how the answer is reached: on demand, from another system, without a person opening a browser tab.
"The console already gives an operator a defendable number instead of a gut call. The API gives that same number to whatever system reaches the property first — a pipeline, a screen, another desk's tool. Ground truth shouldn't wait for someone to open a browser tab."
— Alex Lualdi - CEO, Lualdi Advisors
Where it fits
REALIST API is built for the moment before the console would normally open — when a property first enters a pipeline, a screen, or a portfolio system, and something needs the verdict before an analyst gets to it.
A deal-flow or origination system calls REALIST the moment a property is added, so every incoming opportunity carries a verdict score before it reaches an analyst's desk.
A fund's existing portfolio tooling can request a fresh underwriting read on any held asset without a person rebuilding the model by hand.
REALIST API does not replace the console. The console remains the workbench where an operator argues with the levers on a specific deal. The API is for every system around that workbench that needs the same answer without a person in the loop.
Availability
REALIST API is available now to existing REALIST clients.
New institutional enquiries reach the firm on the standard engagement model: by introduction or referral.
A verdict that only exists inside a browser tab is a verdict that arrives late. REALIST API moves the same ground truth to wherever the property shows up first.
