The announcement
An asking price states what a seller wants. REALIST evaluates what a property is worth, what it earns and what has to be true for the price to hold, for every listing in its coverage. The aim is to let investors, lenders, brokers and developers distinguish opportunity from risk before capital is committed.
Lualdi Advisors announced REALIST on 2026-10-24 as a platform for real estate underwriting and investment intelligence. It evaluates residential properties, land and commercial buildings in every state, on a single map, with the assessment attached to the listing itself. Accounts are open to professional users, and selected markets are available at no cost on every account.
Why listings need underwriting
A listing is a claim by the seller, and most of the work of testing that claim happens after interest has already been expressed.
Whether a property is attractively priced depends on evidence that sits in different places: what comparable properties have sold for, what the property could rent for, what it costs to own, and how its market is moving. Professionals assemble that evidence by hand, usually for a handful of properties at a time, and usually once a conversation with a broker has begun.
That sequence leaves most listings unexamined. An overpriced property and one that is priced in the buyer's favor look the same until someone does the work. REALIST does the work first, for every listing, so the first conversation starts from an assessment of value.
Underwriting begins with a question every asking price avoids: what has to be true for this to work?
What REALIST does
REALIST organizes its assessment around six capabilities, each answering a question an investor asks before committing capital.
Every assumption under your control
Underwriting is only as credible as its assumptions, and REALIST leaves them in the investor's hands.
Acquisition price, rental income, operating expenses, financing structure and holding period can each be adjusted, and the valuation and projected returns are recalculated instantly. Scenarios can be compared side by side, and the result can be produced as an investment-ready report for a committee or a counterparty.
Each listing is also placed alongside the properties around it, which reveals pricing disparities, potential overvaluations and the opportunities that warrant closer examination. A location stops being an address and becomes part of an evidence-based assessment.
"An asking price is a seller's opinion. REALIST gives every listing a second opinion built from market fundamentals, rents, comparables and the cost of ownership, before a dollar of capital moves."

Coverage and the people it serves
REALIST covers residential, land and commercial properties in every state through a single platform.
Valuations, property availability and regional investment potential can be compared across markets, which shows where the most compelling opportunities lie and where market fundamentals call for greater caution. New listings are added every day, so the view stays current with the market.
| Audience | What REALIST provides | The question it answers |
|---|---|---|
| Investors and family offices | Identification of undervalued assets, assessment of potential returns, and a clear line between compelling opportunities and properties whose risks outweigh their potential | Is the price right for the risk? |
| Lenders | Collateral evaluated through independent property valuations, market comparables and financial analysis | What is the collateral worth? |
| Brokers and advisors | Acquisition and investment recommendations supported by objective market intelligence, comparable valuations and financial assessments | Can the recommendation be defended? |
| Developers | Land values, local market conditions and development potential evaluated together | Do the acquisition economics support the investment? |
Access and getting started

Conclusion
Underwriting has long happened after a decision to look at a property, one property at a time. REALIST makes it a standing view of the market, available before the first call. The asking price stays where a negotiation begins. The firm's view is that investors, lenders, brokers and developers who can see the value behind that price will deploy capital with more discipline, and that coverage of the whole country is what makes the view useful at the point of decision.
The asking price opens the negotiation. REALIST opens the analysis. See beyond the asking price.
